Hospitality Operations

Wee Hur Hospitality

Wee Hur’s hospitality operations focus on creating and managing accommodation-led operating platforms, combining real estate expertise with hospitality, technology and customer experience. Through its Y Suites brand, the Group has developed in-house capabilities in purpose-built student accommodation operations, spanning resident experience, property operations, digital services and community engagement.

Building scalable real estate investment platforms

Wee Hur Capital Pte. Ltd. is the Group’s real estate fund management platform. Wee Hur Capital deploys the Group’s capital alongside third-party investors through fund vehicles, joint ventures and separate accounts, combining investment management with Wee Hur’s real estate development and operating capabilities.

The platform has established a strong track record in purpose-built student accommodation (PBSA) in Australia, where Wee Hur has developed and managed multiple investment vehicles across the real estate lifecycle. As the platform grows, Wee Hur Capital aims to expand assets under management while generating recurring fund management income and creating opportunities for performance-based returns from successful investments.

An Established PBSA Fund Management Track Record

Fund I

7 assets | 5,662 beds | Successfully divested in 2025

Wee Hur’s inaugural PBSA fund established the Group’s student accommodation platform in Australia, developing a portfolio of seven operational assets across five cities. In 2025, the portfolio was divested for gross consideration of A$1.6 billion, marking a significant capital recycling milestone for the Group. Wee Hur retains a 13% residual interest in the fund following the transaction.

Fund II

Y Suites on Margaret | Sydney | 409 beds

Fund II owns Y Suites on Margaret, a 409-bed purpose-built student accommodation asset in Sydney. The property commenced operations in 2025 and represents the next phase of Wee Hur’s Australian PBSA investment platform.

Fund III

Y Suites on Frome | Adelaide | 708 beds

Fund III is developing Y Suites on Frome, a 708-bed PBSA development in Adelaide. The project expands the Group’s Australian student accommodation platform and provides another opportunity to apply Wee Hur’s development, operational and investment management capabilities.

Our Fund Management Model

Invest

We identify opportunities where Wee Hur’s sector knowledge and operating capabilities can support attractive long-term investment outcomes.

Partner

We invest alongside third-party and institutional capital, aligning interests while expanding the scale of opportunities that can be pursued.

Build & Manage

We apply the Group’s development, asset and operating capabilities to create and manage real estate platforms through their investment lifecycle.

Realise & Reinvest

As investments mature, we selectively monetise assets and recycle capital into new opportunities, supporting the growth of assets under management without requiring proportionate growth in Wee Hur’s balance-sheet exposure.

  1. Build
  2. Stabilise
  3. Monetise

Creating Recurring and Scalable Income

Wee Hur Capital provides the Group with an increasingly capital-efficient and scalable source of earnings. The platform generates recurring income through fund management and related services, with the potential for additional performance-based income when investments are successfully realised.

By combining third-party capital with Wee Hur’s investment and operating capabilities, the platform provides a pathway to grow assets under management and fee income without proportionate increases in balance-sheet capital.
